What is a Four Point Inspection?
A four-point inspection refers to the visual and operational inspection of the four main insurable areas of your home including:
1. HVAC (Heating, Ventilation and Air Conditioning)
2. Electrical wiring and panels
3. Plumbing connections and fixtures
4. Roof condition
A four-point inspection is a pass or fail test that must be performed by a licensed inspector on all homes 25 years or older.
Four-point inspections are important for both homeowners and insurance companies because they help determine potential points of liability in older homes. If your home is less than 25 years old, the carrier may not require the inspection. Older homes tend to require an update on one or more of these points before a new insurance policy is put in force.
During a four-point inspection, the inspector will be on the lookout for the following:
1. HVAC – Size, date and general working order of the heating and/or air conditioning systems.
2. Electrical Wiring and Panels – Are electrical breakers and wiring up to date in accordance with the National Electrical Code? Are wires frayed, loose or exposed? Are electrical breakers the proper size? Any old or exposed wiring and panels?
3. Plumbing Connections and Fixtures – Age and condition of pipes. Condition of water hearts, main lines, vents and shutoff valves.
4. Roof – Age and condition of roof. Shape, size and material of roof. Surroundings of roof for any possible present or future hazard, etc.
These inspections may seem like a headache for homeowners, but they’re vital for safety and insurance reasons. Often times, these inspections provide an otherwise overlooked opportunity to assess the overall condition and status of one’s home.
