What is a four point home inspection?
In Florida, in order to obtain homeowners insurance policy for a home older than 30 years, you must complete a four-point inspection. A four-point inspection is also required when homeowners switch over to a different insurance company.
The four-point insurance inspection is a visual survey of four key areas in your home:
– HVAC (Heating, Ventilation and Air Conditioning)
– Electrical and wiring panels
– Plumbing connections and fixtures
– Roof
A four point inspection must be completed by a licensed professional engineer, electrician, general or roofing contractors. During the inspection, these professionals will survey the four areas of your home to certify all systems are in good, working condition and are fulfilling their intended function. In older homes, most insurance companies look to see when/if your systems have been updated.
There are no industry-wide standard forms for four-point inspections, but it’s best to ask what your insurance company’s requirements are prior to hiring a licensed professional to inspect your home.
